Roof Replacement
After tear-off, we always check decking and replace what's needed. Soft spots mean moisture intrusion. The old roof was leaking longer than you realized. We use 7/16" or 15/32" CDX plywood depending on rafter spacing. New decking costs $75-$120 per sheet installed. We only replace what's actually damaged.

Roof Repair
Improper step flashing is the leading cause of roof leaks at wall-to-roof transitions. Step flashing needs to be woven between shingle courses with each piece extending 4" above the shingle exposure. We see Northpoint homes where the last roofer used continuous L-flashing or just caulked the gap. That always fails. We tear it out and install proper step flashing with a kick-out diverter at the bottom per IRC R905.2.8.3.

Storm Damage Repair
Wind damage and hail damage look different and require different documentation. Our HAAG-trained inspectors know what adjusters look for: granule displacement patterns, fractures in the shingle mat, seal failures, cracked ridge caps. Proper documentation is why our claims get approved.

New Roof Installation
New construction underlayment per IRC R905 and ASTM D226 (felt) or ASTM D6757 (synthetic). Ice barrier per ASTM D1970 required at eaves in climate zones with average January temperature below 25°F. We install ice and water shield regardless. It's cheap insurance against ice dams and wind-driven rain. Drip edge per IRC R905.2.8.5 on eave and rake edges. Proper starter strip with factory sealant for wind resistance from day one.

Metal Roofing
Metal roofing reflects solar heat instead of absorbing it. In Pennsylvania, that means 15-25% lower cooling costs compared to dark asphalt shingles. The higher upfront cost pays for itself over the life of the roof. And the life of a metal roof is twice or three times longer than shingles.

Shingle Roofing
Architectural shingles are what we install on 90% of Northpoint homes. They're thicker, heavier, and more wind-resistant than the old 3-tab flat shingles. They also look dramatically better. Dimensional profiles that mimic wood shake or slate. Standard architectural shingles carry a 30-year warranty. Premium versions go to 50.

Flat Roofing
TPO single-ply membrane in 60-mil or 80-mil thickness, fully adhered or mechanically attached over minimum R-25 polyiso insulation. Hot-air welded seams tested with a probe at every joint. We install per NRCA and manufacturer specifications with tapered ISO insulation creating minimum 1/4" per foot positive drainage. Ponding water is the number one cause of flat roof failure in Northpoint. Tapered insulation eliminates it. FM 4473 rated systems available for hail-prone areas. Fully warranted by Carlisle, Firestone, or GAF.

Commercial Roofing
We install Carlisle SynTec and Firestone TPO membrane systems in 60-mil and 80-mil thickness over minimum R-25 polyiso insulation (more in climate zones requiring it). Seams hot-air welded at 900°F+ and tested with a seam probe. Fully adhered systems for wind uplift zones per FM I-90 or I-120. Mechanically attached for re-roofs over existing insulation. NRCA member, trained per manufacturer specifications.

Gutter Installation
Clogged gutters cause fascia rot, soffit damage, and foundation erosion from concentrated water runoff. That's not a marketing scare tactic. We see the damage on every other gutter replacement in Northpoint. Properly sized gutters with adequate downspout capacity move water away from the house. We calculate capacity using rainfall intensity data for Northpoint: roof area x pitch factor x rainfall rate in inches per hour. Standard 5" K-style handles 5,520 square feet of effective roof area.

Roof Inspection
We don't inspect roofs from the ground with binoculars. We get on the roof. Every inspection includes a full walkthrough: shingle condition, flashing integrity, pipe boots, ridge vent, soffit ventilation, gutter function, and visible attic moisture signs. You get photos and a written report.

Emergency Roof Repair
We don't charge extra for emergency tarp jobs. The tarping cost is rolled into the permanent repair price. If you need us at midnight during a storm, the price is the same as a Tuesday afternoon.

Skylight Installation
Skylight replacement on existing curbs: VELUX FCM curb-mount units install directly on the existing curb frame. No structural modification, no interior disruption. The FCM sits on the curb with a built-in sill pan and integrates with a new QCM flashing kit. Low-E4 laminated glass with argon fill provides R-value improvements over older skylights. Solar-powered blinds and venting available on VSS models. The 10-year No Leak Installation Warranty requires VELUX-certified installation with the complete flashing system. We're certified in Northpoint.
